- There is a 2/2, 1700 sq ft condo new to the market in the Salinas Monterey Highway area for $599K
- Looking for a business opportunity in the Golden Triangle of Carmel...a 4 room inn is on the market for $3.9M; it has 3, 1/1s and 1, 2/1 with the seller wanting to carry the financing - okay!

Reduced Listings - 7
- Average price reduction ~ $50K
- A 4/3.5, 4000 sq ft home on 2 acres came down $180k to $1.99M
- In Seaside a 3/2, 1200 sq ft home is down to $562K

Back on Market - 5

Pending in Escrow Listings - 4

Sold Listings - 6
- Average sale price below list was $660K, thanks to a big drop in a South Coast property that was listed for $9M and sold for $6.5M
- A 2/1, 800 sq ft home in Monterey sold for $565K

New Listings - 8
- Get a lot in Pacific Grove for $250K, but you'll have to wait for water...#24 on the wait list

Reduced Listings - 7
- Average reduction amount ~$50K
- In Seaside a ocean view fixer came down an additional $10K to $465K
- On the South Coast the Highlands a 3/3, 2950 sq ft home on just over an acre was reduced $200K to $1.695M

Back on the Market - 12

Pending in Escrow Listings - 8

Sold Listings - 5
- Average sale price below list price ~$790K
- There were a couple listings in Pebble Beach that sold significantly below list which caused the average sale price to be so big; take them out and the figure would be $11K; one home was a 4/4, 6993 sq ft on just over 2 acres that was listed for $5.9M and sold for $4.9M; the other home was a 5/4, 4400 sq ft on an acre that was listed for $7.85M and sold for $5M

And there off...2007 here we go! 

New Listings - 8
- 2 properties in Seaside look promising; a 3/2 1450 sq ft home for $625K...this looks really good and then there is also a 2/2, sq ft unknown, with ocean view for $480K; depending on the sq ft of this last home this could also be a really great deal; looks like we have some sellers looking to unload - buyers stay on target!

Reduced Listings - 8
- Minor price drops around the peninsula; average drop of ~$31K

Back on Market - 11
- Slowly the 100+ listings that have expired over the last few days are being relisted

Pending Escrow Listings - 8
- 3 properties on the Big Sur South Coast went into contract; one of which is a 3/2.5 4300 sq ft 9 acre ocean view estate listed for $12.9M
- 3 properties in the Salinas Monterey Highway area went into contract too; none as big as $12M, but there is one listed for $3.5M

Sold Listings - 5
- Average sale price below list price was $21K

Expired - 2, Canceled - 6, Withdrawn - 4
- Expired means the listing contract with the broker has reached the agreeded upon limit
- Canceled means the contract between seller and broker has mutually been ended earlier than the agreed upon expiration date; there still may be some broker stipulations that may have been agreed to by the sellers in the cancellation, however, usually a clean cancel is what occurs
- Withdrawn means that the listing has been removed from the Multiple Listing Service, however the listing contract more often than not is still in place and in affect

- Monterey saw 5 properties go into escrow 4 of which were lots

- Monterey had the lone closed escrow

Expired Listings - 96
- We'll see how many of these come back on the market over the next week or so...

The Holiday slow down has set in and we'll see if this will be the start of a quite January or a short lived pause.

- An ocean view beauty in Pebble Beach near the Monterey Peninsula Country Club came down $80K to $1.696M

Back on the Market - 1

Pending Escrow Listings - 2
- Pacific Grove had a cozy 1/1, 600 sq ft property listed for $649K go into contract

Sold Listings - 1
- In Seaside a 2/1 800 sq ft property sold for $445K, $20K below list

Expired Listings - 16
- A lot of properties have been coming off the market lately as expired, canceled or withdrawn; we'll see if that brings the inventory levels down or if see the properties come back on early next year with reduced prices

- Another bunch of new homes came on the market today in Marina; 10 new homes that are complete and ready now vs the other set of Marina homes that will be complete in Jun 07.  These new homes are primarily 3/2.5s all 1500+ sq ft, ranging in price from $644K - $699K

Back on Market - 1

Pending in Escrow Listings - 6
- In Pebble Beach as I reported in a previous blog, an awesome lot was available - not any more.  It went into contract today

Sold Listings - 10
- Average sale price below listing price was $118K

Santa and his elfs were busy building houses...at least it looks like someone has been in Marina.  The last half of December and the final days of 2006 have seen a steady stream of real estate activity.

New Listings - 64
- 15 new homes in Marina are under construction and ready for purchase with completion set for mid 07; prices set from $685-775K for 3/2s, 1600+ sq ft
- A lot in Pebble Beach came on the market for $950K; great price for a great location near the ocean and the Monterey Peninsula Country Club

Reduced Listings - 25
- A few more Seaside homes have fallen deeper into the $500K range; this is following the Marina trend which has worked well for increasing escrows in Marina; we'll watch and see what it does for Seaside
- Pebble Beach saw a 4/4 4400 sq ft home drop $500k to $5.495M
- A 2/2 condo in Carmel Valley dropped $90K to $599K
- Some commerial property was reduced $500K to $2.3M

Transactions Fell Through - 3
-  These are properties that were in escrow but now for some reason the contracts did not hold up

Back on Market - 13
- These are properties that were recently expired, canceled or withdrawn and now have been brought - BOM

Pending in Escrow - 40
- This is some great activity for the holiday season with transactions in every part of the Monterey Peninsula and at a broad range of price points
- Monterey saw 9 transactions occur while Carmel Valley had 8 transactions

Sold Listings - 41
- Looks like we had a good number of buyers celebrated the holiday with a new real estate purchase
- 7 properties closed in Pacific Grove and 6 in Seaside
- Avg sale price below list price was ~$67K

28-29 Nov 2006 Hotsheet info

Where did the month of November go!?!? It has been a beautiful fall here on the laceName w:st="on">MontereylaceName> laceType w:st="on">PeninsulalaceType>...very sunny and clear, which means some cold nights and mornings - we've got to have something to remind us it is in fact WINTER!

Here is the low down on real estate activity as we wrap up November 2006...

13 New Listings
- 3 of which were from Seaside ranging from $610k - $675k; 3/2 homes in Seaside seem to be staying above the $600K mark; we'll see if this continues to hold out, as Marina has already seen several 3/2 homes drop down into the high $500Ks.
- Pacific Grove has a new 2/2, 1267 sq ft condo available in a great location convenient to shops, the beach and highway 68 access; going for $625k.
- The famed Golden Triangle of Carmel has a 2 lots available; both with utilities and a stones throw to the laceName w:st="on">CarmellaceName> laceType w:st="on">BeachlaceType>; offered at $1.695M for each lot.

15 Reduced Listings
- An awesome home in the heart of the Pebble Beach, Monterey Peninsula Country Club neighborhood has seen a reduction in price; this 3/2 1900 sq ft home is right around the corner from the Club house; available now for $1.1M
- On the Big Sur Coast there was a big price drop...from $3.9M to $2.1M...time to get serious on selling this 166 acre redwood, ocean view lot.
- In Monterey, near downtown and the Defense Language Institute (DLI) Franklin Gate, there is a Triplex that came down $130K to $1.065M.

9 Pending in Escrow Listings
- A 2/2 mobile home in Seaside going for $30K was picked up...
- there was a good spread of homes that went into escrow; 4 homes between $1.2 - $1.7M found new owners and there were 3 between $488K - $675K also found buyers.

7 Sold Listings
- Average price below asking was $67K
- In Monterey a 7 unit apartment building sold for $1.05M...$200K below list price - there are opportunities out there, case in point!
